Seasonal rental management in Barcelona for owners
Leisure stays of 32 nights to 11 months, no tourist licence, rent set freely.
We manage seasonal rentals in Barcelona: stays of 32 nights to 11 months in furnished apartments, with no tourist licence, for tenants who come for leisure or a holiday and have their habitual residence elsewhere. With the purpose documented, the rent is set freely. Seasonal lets for work, study or relocation are capped by the reference index, and we do not take them. Commission of 19.75% plus VAT on everything collected, no setup fee.
Request a valuation of your apartmentWhat a seasonal rental is
In Catalunya, a stay of up to 31 nights in a whole apartment is tourist use and needs a licence. From 32 nights it is a seasonal rental: a tenancy with a specific, non-permanent purpose, which needs no licence at all. Since 1 January 2026 the contract must state the purpose of the stay and document it, and that purpose decides how the rent is set.
Leisure or holiday: rent set freely
The tenant comes to Barcelona on holiday, has their habitual residence elsewhere and can show it. The contract records it, with the documents, and the rent is agreed freely. It is the only kind we manage.
Work, study or relocation: capped rent
A work posting, a course, medical treatment or a gap between two homes are housing needs. The rent is capped by the reference index. We screen these requests out before they reach you.
What we manage
Listings and pricing
Professional photography, listings on the monthly-stay platforms and on our own site, and a starting price agreed with you, with a minimum rent below which we do not sign without your go-ahead.
Tenant verification
Identity, solvency, habitual residence elsewhere and the purpose of the stay. We screen out the uses we do not take: tourist stays of 31 nights or fewer, study, work postings and any other housing need. You approve every tenant before signing.
Contract and legal bond
We prepare the seasonal contract, with the tenant’s purpose and residence documented, and it is signed electronically. You are the landlord. We lodge the legal bond with INCASÒL together with the documentation of the purpose.
Check-in and check-out in person
We meet every tenant at the apartment, hand over the keys and inspect at check-out. Cleaning and laundry between stays, and support for the tenant throughout.
Maintenance
We handle urgent repairs costing up to €250 per incident without consulting you; above that amount, we consult you first. We use the official service agents so warranties are not lost.
Collection and monthly payout
We collect the rent and the deposit, and every month you receive your payout by bank transfer, with a statement of income and expenses.
What we charge
19.75% + VATon everything collected, including the part of the rent that covers utilities
No setup fee
And no other management fees: none for getting the apartment started, none for each new tenant, none for renewing a contract.
Vacant dates, no commission
We only charge on what comes in. We have the same interest as you in the apartment being let, and at a good price.
As in any tenancy, you cover property tax, community fees, home insurance and normal wear and tear. Repairs are passed through at cost, with no mark-up.
The terms
| Tenants | You approve every tenant before signing; an email or a message is enough. |
| Contracts | You are the landlord. We prepare each seasonal contract and it is signed electronically. |
| Utilities | The rent includes an allowance for water, electricity and internet; the tenant pays any excess and we pass it on to you. The utility contracts stay in your name. |
| Guarantees | A security deposit set per apartment, held by us and returned after check-out, plus the legal bond, pro-rated to the length of the stay, lodged with INCASÒL. |
| Repairs | Urgent ones up to €250 per incident without asking; above that, we ask you. Official service agents. You cover normal wear and tear. |
| Own use | You can block dates for yourself with 30 days’ notice, if no booking is confirmed. |
| Exclusivity | Exclusive management, with the listings on our accounts, connected to our management system. |
| Payments | Every month, by bank transfer, with the statement and the report. |
| Term | Twelve months, renewable. Either side can end it with 60 days’ notice; contracts already signed run to their end. |
Terms current as of October 2026.
If you hold a tourist licence until 2028
Keep letting short-term until the end: we manage both licensed tourist apartments and seasonal rentals, and there is no reason to switch early. When the time comes, we prepare the move to seasonal letting in advance, with the same manager and a planned calendar.
What happens in November 2028 and what your options are is explained in the guide for owners of tourist apartments. If you are already weighing the switch, the comparison of tourist and seasonal letting has the numbers, from public data.
Our seasonal rental portfolio
The apartments we manage as seasonal rentals are let between 70% and 90% of the time across the year, with stays of 32 nights to 11 months. They are fully furnished and equipped, with a kitchen, a desk, a washing machine and a good internet connection, which is what a seasonal tenant looks at first.

Today, in Catalunya, a seasonal rental for leisure or holiday has its rent set freely: stays of 32 nights or more, with a tenant whose habitual residence is elsewhere and whose purpose is documented. Ordinary residential tenancies and seasonal lets for work, study or relocation, including those with a company as tenant, have capped rent. Every contract records the tenant’s purpose and residence, with the supporting documents, which we lodge with INCASÒL together with the legal bond. Requests for work, study or relocation are screened out beforehand.
Rental regulation is changing. We follow it closely and will diligently keep you informed of any changes relevant to your apartment.

No. A tourist licence is only needed for stays of up to 31 nights. Stays of 32 nights or more use a seasonal contract and need no licence.
It depends on the purpose of the stay. If the tenant comes for leisure or a holiday and documents it, the rent is set freely. If they come for work, study, medical treatment or a relocation, it is a seasonal let to meet a housing need and the rent is capped by the reference index. Bizflats manages the first kind only.

Yes. You can block dates for yourself with 30 days’ notice, as long as no booking is confirmed. With stays of 32 nights to 11 months, the apartment is free again when the current contract ends, with no long-term commitment, if you need it or want to sell.

No. In Catalunya an owners’ association can restrict tourist use only, not seasonal letting. It is worth checking that the building’s statutes contain no registered clause restricting rentals; such clauses are rare.
Keep letting short-term until the end: we manage both tracks. When the time comes, we prepare the move to seasonal letting in advance, with the same manager and a planned calendar.
